I conducted a comprehensive preventive maintenance (PM) on an oil boiler. The process began with thorough brushing and vacuuming to remove any accumulated dust and debris. I then replaced the oil filter, nozzle, and strainer to ensure optimal performance and efficiency. After these replacements, I started the boiler and checked all safety mechanisms to confirm they were functioning correctly. A combustion test was performed, revealing an oxygen level of 4.7%, 25 ppm of CO, and an efficiency of 81.3%. These readings indicated that the system was operating within acceptable parameters. Overall, the boiler is in excellent condition and ready for continued reliable service.

Drained pressure from the system. Cut out and removed old purge station and male adaptor. Installed new purge station with isolation valve. Replaced circulator gaskets by the boiler. Filled system back up with water. Attempted to purge the air but found the autofeed was not allowing enough water though to force all the air out. After getting customer authorization we installed a new autofeed with backflow preventer. When attempting to remove the old autofeed the solder joint at the T snapped. Cut out and removed old 1-1/4 T and installed a new T with a 1/2 inch ball valve. Filled system back up with water and purged air out of the system. Started and tested the system. Had hot water coming back on all returns. When leaving boiler pressure was at 20 psi

Recommend getting a sludge additive to help clear up any sludge in the oil tank. Also saw some minor corrosion starting to form on the oil line. The lime in the concrete is starting to make the underground oil line porous. Would recommend replacing the oil line in the future.

Turned system on and checked. System did not turn on. Checked the condensate pump, it was not tripped. Installed the overflow switch in the secondary drain pan. There may have been a loose wire. Checked all wires. Started and tested. Adjusted the thermostat several times and the system turned on and off properly.

Checked system. There was no power to the thermostat. There is a condensate pump in the attic next to the unit. When arrived, the blower door was off and the pump was unplugged. Plugged the pump in and it was in alarm due to the tank was full. It pumped the water out properly and it came out of alarm. Checked all the low voltage wires. There is an overflow switch in the secondary pan. The overflow switch is not operating properly, there is no water in the pan and it’s breaking the circuit. The overflow switch needs to be replaced. Removed the wires for the overflow temporarily to get the system running. Checked the charge, the system is low on refrigerant. Added 15 oz R410a to the system. 60*f discharge air. The system is operating properly at this time. Need to order and return to replace the pan switch.

Would recommend replacing the unit in the near future due to age and stress on the compressor.

Turned the system on and the burner started, when it was up to temp the blower motor did not turn on, just buzzed. Checked the capacitor. The run capacitor is bad. Replaced the capacitor and the motor started. On start up the start winding is louder then normal, then quiets down. The motor will need to be replaced in the future.

Upon arrival unit was on but not running. We found the firomatic t handle had gone bad and was not letting oil flow to the burner. Replaced the t handle and started and tested the system. Unit is working properly. Recommend having a chimney person come and look at the entryway to the chimney liner.

Installed a new Reillo electric air shutter motor. Started and tested several times. System is operating properly.

Turned the thermostats up and the burner started and stopped. Found the air shutter was spinning and was not stopping at the end switch. Disconnected the motor and taped the end switch closed so it will fire. Cycled the burner several times. Need to order and replace the air shutter motor.

Performed a combustion test. 7.0% o2, 0 ppm, 84.0% efficient System is operating properly. The 6” Tee flue pipe, the metal is starting to get thin and soft in a couple of spots. Recommend replacing before a hole starts to form.
