deposit for scheduled repair on fri march 22, 2024 Drained system. Removed and replaced the Low Water Cut Off. Filled and purged all zones. Cut out leaking fittings and replaced with new pipe and fittings on the indirect water heater. Filled and purged. Installed support for supply manifold. Cut and removed the oil tank and piping. Filled holes and concreted. Performed a heating pm on the boiler. Brushed and vacuumed the boiler and flue pipe. Replaced the oil filter, nozzle and strainer. Checked the electrical connections and safety’s. Started and performed a combustion test. 5.1%o2, 20 ppm. 83% efficient. System is operating properly.

Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. 5.2%o2, 2 ppm, 0 smoke, 82.8% efficient System is operating properly. The circulator gaskets have corrosion on them from a previous leak. Recommend replacing them. Also the pipe on the boiler for the hi-vent is corroded from a previous leak. Recommend replacing the pipes before they start leaking.

Upon arrival unit was at 20 psi and the pressure relief was dripping. This indicates the diaphragm of the pressure relief was going bad and allowing water to leak by. Drained pressure from the system and replaced the pressure relief. When the system was empty we found that the pressure gauge was stuck at 19 psi. After getting customer authorization we replaced the temp/pressure gauge. Filled system back up with water and bled all 3 zones. Started and tested the boiler. Had hot water coming back on all 3 zones. Unit is working properly. Unit was at 20ppm when leaving

Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. System is operating properly. The pressure relief valve has a slow drip. Found the extrol tank is going bad and water has leaked past the diaphragm into the air side of the tank. Recommend replacing both the extrol tank and the pressure relief valve. There is some corrosion around the domestic coil gasket from a previous leak. Recommend replacing the gasket. Isolated the boiler and drained the pressure from the system. Replaced the extrol tank and pressure relief valve. Filled and checked for leaks. Opened the valves and started the system.

Checked thermostats upstairs. Switched 2 of them temporarily to test. After removing the ones that did not work for approximately a minute, they powered down and rebooted. The thermostats started working. Turned them on individually to check the damper operation. Did the same for the thermostat downstairs that did not work. Currently all 6 thermostats are operating properly. The zone system is a Trane Intergrated system which is older.

Performed a heating pm on an oil furnace. Brushed and vacuumed. Replaced oil filter, nozzle, and strainer. Checked electrical connections and safety. Performed a combustion test. System is operating properly. The basement is a finished basement with the furnace in a mechanical room. There is not enough combustion air in the room. Recommend either leaving the door to the room open or bringing in combustion air from outside.

Upon arrival unit was off. Checked evap coil and saw a small buildup of ice. Took hot water and sprayed the coil until all ice was melted. Turned unit on and found the system was low on refrigerant. After getting customer authorization we chemically cleaned the condenser coil due to a high buildup of dirt and debris simulate higher pressures than the system actually had. Added 2 lbs 6 oz R410A to the system to bring the subcooling up to 13 from 1. Also added uv dye to the system. Pressures went from 75/270 to 130/366. Unit is working properly

Performed heating p.m. on oil furnace. Brushed and vacuumed. Replaced oil filter, nozzle, and strainer. Washed air filter. Started furnace, the furnace did not start and was not off on reset. Checked primary control. The relay was pulled in but not sending power to the burner. Touched the reset button and it started. Cycled power and the same thing happened. The control is bad. Replaced the primary control. Started and checked the operation. System is operating properly.

Upon arrival I found the unit had no power. Found no breakers were tripped or off. The upstairs breaker was on. I only had 120 coming in but coming out. It’s a breaker. Customer needs to call an electrician. Switch is off at the unit. Customer would like the invoice mailed.

Performed a heating maintenance. Oil boiler. Changed the nozzle filter and strainer. Adjusted electrodes. Purged the oil line. Cleaned the heat exchanger and flue pipe. Recemented the flue pipe. Started and tested. Combustion test was 4ppm at 4.5%o2. No smoke on the smoke test.

When arrived, the burner was off on reset. Reset burner it did start. Checked the oil flow and transformer. The transformer was weak. also removed the nozzle assembly and the nozzle and electrodes were dirty. Recommended replacing transformer and nozzle. Replaced transformer and nozzle, cleaned the nozzle assembly and adjusted electrodes. Started and tested several times. The furnace starts properly.

Brushed and vacuumed flu pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Preformed combustion and smoke tests Upon arrival found the hi-vent over the boiler was dripping and appeared to have been leaking for some time. Was able to stop the hi-vent from leaking temporarily but when testing the boiler when the boiler temp was high the Extrol tank started leaking from the diaphragm seam. Had to drain system and replace the hi-vent and the Extrol tank. After replacing both we bled the air out of the system. Started and tested the boiler. The unit is operating properly.

Upon arrival unit was turned off. Turned unit on and tried to start unit, unit started putting white smoke and did not fully light. Inspected all electrical components on the burner, all components are functioning properly. Inspected heat exchanger and found the unit to be plugged solid with soot. Recommended an emergency cleaning for 350 and the homeowner approved of the work. Brushed and vacuumed soot and debris from heat exchanger and flue pipe. Replaced the nozzle, filter, and strainer. Performed a combustion test on unit. After adjusting the burner the unit is running at 6.7% 02, 45ppm CO, with zero smoke. After unit reached operating temperature noticed the pressure was at 40 psi, recommend replacing expansion tank as well as the pressure relief valve. Estimate for work will be sent to homeowners email.

Performed a heating pm. Changed the nozzle filter and strainer. Bled the oil line. Vacuumed soot out of the heat exchanger and the flue pipe. Started and tested. Performed a combustion test. 18ppm. No smoke. System is running good. Added 5 gallons of glycol. Tested the glycol. The levels are good. No leaks found. Turned on each zone and made sure there was no air in the lines. Boiler pressure is 19psi. The downstairs air handler had no trap on the condensate line which was causing the air handler to leak. Installed a trap and tested. Found no other leaks. Customer is only paying for the pvc repair.

Upon inspection found the blower shell is plugged and not allowing the blower to effectively push air. Had 45 degree supply air indicating unit is properly charged. 290 plus tax quoted price for blower cleaning Will return Thursday at 8:30 Preformed quote for central air install.

Upon arrival I found the condenser was running. When I took the service door off I found the condenser turned off. I found the low voltage wires had been chewed apart. Fix the wiring, started and tested. Found the system was low on refrigerant. Added 2lbs of r22. I had a 23*f delta t. The customer had found a relay in the furnace was getting hot to the touch and had me replace the relay. Started and tested. No issues found. Customer denied uv dye.

Upon arrival found the zone valve for the main loop was leaking by when another zone was calling. Replaced motor and the leak decreased but was still leaking by. Drained pressure from system and removed old ball valve and zone valve. Replaced with new zone valve and new ball valve. Bled air from entire system and started unit. Tested the new zone valve to ensure proper operation. Watched boiler temp satisfy and had hot water coming back. Unit is functioning properly

Apon arrival both units were working properly but the water heater was clicking indicating that the anodes are on the way out. Took pictures of the model and serial number to replace them.
