Performed a heating pm on an oil furnace. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Customer changes the air filter. Started and checked the safeties. Performed a combustion test. 6.2% o2, 0 ppm, 85.8% efficient System is operating properly.

Brushed and vacuumed flue pipe and heat exchanger Replaced oil filter, nozzle, and strainer Checked all electrical connections and safeties Performed combustion and smoke tests While performing the maintenance we found the pressure relief is dripping water. After heating up the boiler was at 22psi which would not cause the pressure relief to drip indicating the pressure relief is going bad. We tested the autofeed and found it is starting to get partially blocked internally. Checked the expansion tank and found there is some water leaking past the diaphragm. The combustion chamber is starting to crack and peeling off of the boiler wall. This may eventually fall over the blast tube and cause issues with the flame. Tried to open up the drain valve on the bottom of the boiler and found the drain valve stem is seized. Recommend replacing the boiler sometime in the future due to the age. This boiler is at least 30 years old. Took pictures for a replacement quote.

Due to the age of the system we recommend replacing the unit in the near future. Typically oil furnaces last roughly 15-20 years. We also noticed that the blower motor is beginning to have difficulty starting. When turning on it started at a slower speed than normal and slowly ramped up to the correct speed. We noticed the water heater is almost 10 years. Recommend replacing the anode rods to slightly extend the life of the water heater. Oil fired water heaters typically last around 15 years.
