Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. 5.2% o2, 28 ppm, 85.2% efficient System is operating properly.

Furnace Tune-Up- Raised the ductwork starting at the furnace all the way to the end and properly securing the evaporator coil to the furnace. Taped and sealed the joints. Performed a heating preventative maintenance service on a gas furnace. Removed and cleaned the flame sensor. Blew out the drain line and trap. Checked the gas pressures, 16” wc incoming/ 9.6” wc at the manifold. Replaced the air filter, 14x24x1 Started and checked the safeties. Performed a combustion test. 9.0% o2, 19 ppm, 90.6% efficient. System is operating properly.

HVAC and Water Heater Maintenance Service- Performed preventative maintenance on an oil furnace and oil water heater. Brushed and vacuumed. Replaced the oil filter, nozzles and strainer. Started and checked the safeties. Performed a combustion test. System is operating properly. Inspected the heat exchanger on the furnace and found a crack on the back of the heat exchanger. There is a hole on the back side of the chamber allowing excess heat hit the metal of the heat exchanger. Recommend replacing the furnace.

Also found some rust starting to form in the canister. Recommended adding a sludge additive. After getting customer authorization we added sludge additive to the oil tank.

Raised the ductwork to straighten the coil. The ductwork and coil will need to be properly raised and secured. There is a small kink in the liquid line also. Turned the system on, the blower turned on but the condenser did not turn on. There is a section in the thermostat wire that needs to be repaired. Opened the electrical compartment and found a snake that shorted the compressor side of the capacitor. The capacitor needs to be replaced before checking the charge. Replaced the capacitor and repaired the wire. Started and checked the charge. Discharge temp-57*f. System is operating properly. Duct Diagnostic- 203-734 -1532

Performed a spring maintenance check on a Lennox Elite XC20 air conditioner in Durham, CT. I cleaned the evaporator and condenser coils, replaced a clogged air filter, and checked the refrigerant charge using a manifold gauge set. I also tested the capacitor and contactor relay for proper function. The system is now operating at peak efficiency, ready for the warmer months ahead.

Drained the boiler and disconnect the piping to the coil. Replaced the coil/gasket, reconnect the piping and fill the boiler. Purge and tested.

The hot water coil on the customer’s boiler is leaking. Currently here is no active leak but there is sediment buildup showing there was a leak in the past. Took pictures of the boiler model and serial as well as the water coil and surrounding piping. Will email an estimate to replace the gasket for the coil and an estimate to replace the water coil and the gasket.

Drained boiler and zones of all water. Cut and removed the boiler, zone valves, flue pipe, and nearby piping. Installed new Weil McLain boiler, 3 circulator pumps, flue pipe, and zone panel. Reconnected the intake air kit and oil line. Filled system with water. Purged all zones. Started and tested the system.

Shut water off and replaced the mixing valve. Turned the water back on and checked for leaks. Checked the temperature at the sinks. There was 111*F at the sinks but very little pressure going through the tankless coil. Recommend having the coil flushed.

Customer turned the system. Checked the condenser, both the condenser fan and compressor were running. The compressor was drawing 13.7 amps and rated for 19.2 amps. Checked the pressures. 41/255 psi. The suction temp was 77*. Checked the evap coil. 1/2 - 3/4 of the coil was frosting over. There is a freeze protection clipped to the suction line outside of the air handler. With the difference in pressures and coil frosting, it indicates that there is a restriction. The system is R22, recommend replacing the system vs replacing the evap coil.

Upon arrival unit was off. Turned unit on and the indoor unit and the compressor started but the condenser fan did not. Checked the capacitor and found the fan side was open internally and was not sending power to the fan to start it. After getting customer authorization we replaced the capacitor. Started the unit and found the unit was low on refrigerant. After getting customer authorization we added 1 lb R410A to the system bringing the subcooling from 3 up to 14. Went over the evap coil and condenser coil with a UV light and found UV dye in the drain pan of the evap coil meaning the evap coil is leaking. Recommend replacing the unit. The evap coil is from 2002 and the condenser is from 2017. While testing the condenser we checked the amp levels to check the compressor’s condition. The compressor was pulling 8.2 amps out of a max of 12.8 which is very high for a unit that is 7 years old.

Performed a combustion test. 86% efficient System is operating properly. Performed an A/C pm on (2) systems. Checked the air filters. Customer replaces them. Blew out the drain line and tested the condensate pump for the first floor. Washed the condenser coils. Checked the electrical connections, pressures and temperatures. Added 10 oz R-410a to the 1st fl system and 7 oz R-410a to the 2nd floor system. Checked the fittings at the condenser, to make sure they are tight. All the joints are soldered instead of brazed. System is operating properly.

deposit for scheduled repair on fri march 22, 2024 Drained system. Removed and replaced the Low Water Cut Off. Filled and purged all zones. Cut out leaking fittings and replaced with new pipe and fittings on the indirect water heater. Filled and purged. Installed support for supply manifold. Cut and removed the oil tank and piping. Filled holes and concreted. Performed a heating pm on the boiler. Brushed and vacuumed the boiler and flue pipe. Replaced the oil filter, nozzle and strainer. Checked the electrical connections and safety’s. Started and performed a combustion test. 5.1%o2, 20 ppm. 83% efficient. System is operating properly.

Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. 5.2%o2, 2 ppm, 0 smoke, 82.8% efficient System is operating properly. The circulator gaskets have corrosion on them from a previous leak. Recommend replacing them. Also the pipe on the boiler for the hi-vent is corroded from a previous leak. Recommend replacing the pipes before they start leaking.

Upon arrival unit was at 20 psi and the pressure relief was dripping. This indicates the diaphragm of the pressure relief was going bad and allowing water to leak by. Drained pressure from the system and replaced the pressure relief. When the system was empty we found that the pressure gauge was stuck at 19 psi. After getting customer authorization we replaced the temp/pressure gauge. Filled system back up with water and bled all 3 zones. Started and tested the boiler. Had hot water coming back on all 3 zones. Unit is working properly. Unit was at 20ppm when leaving

Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. System is operating properly. The pressure relief valve has a slow drip. Found the extrol tank is going bad and water has leaked past the diaphragm into the air side of the tank. Recommend replacing both the extrol tank and the pressure relief valve. There is some corrosion around the domestic coil gasket from a previous leak. Recommend replacing the gasket. Isolated the boiler and drained the pressure from the system. Replaced the extrol tank and pressure relief valve. Filled and checked for leaks. Opened the valves and started the system.

Checked thermostats upstairs. Switched 2 of them temporarily to test. After removing the ones that did not work for approximately a minute, they powered down and rebooted. The thermostats started working. Turned them on individually to check the damper operation. Did the same for the thermostat downstairs that did not work. Currently all 6 thermostats are operating properly. The zone system is a Trane Intergrated system which is older.
