Upon arrival the unit was on and running. While running we could hear large amounts of air in the heating pipes. Got a hose and bled all air out of both zones. Started the unit up and found the boiler was only heating up to about 130-140*F. Opened up the aquastat and found the high limit was set to 140 and the economy setting was turned up to 3 which will make the unit shut off at lower temps to save fuel. Turned the high limit up to 180* and turned the economy setting off. With the boiler only heating up to around 140 it will take very long to heat the house up. Connected to the Beckett primary control and found the primary control needed a software update. Updated the software and went through all settings to ensure it is properly functioning. Unit is working properly. When leaving boiler pressure was at 20psi

Performed a heating pm on an oil boiler. Brushed and vacuumed. Replaced the oil filter, nozzle and strainer. Started and checked the safeties. Performed a combustion test. 4.9% o2, 29 ppm, 0 smoke System is operating properly. While performing the maintenance we found the corrosion from the hot water coil has spread farther onto the boiler. The corrosion is now starting to form on one of the boiler clean-out covers. Could not remove 1 out of 3 clean-out covers. This section of the boiler will begin to get plugged with soot because of this and will eventually lead to performance issues. Showed the customer the corrosion on the boiler. Recommend replacing the boiler soon to avoid any issues with the corrosion.

Upon arrival customer brought us into the basement and showed us the leak. The leak is coming from a diverter T in the room behind the boiler. Recommend trying to use a flex tape/paint to temporarily seal the leak until the fitting is replaced. Would try the flex tape/paint before injecting a sealant into the piping as it may begin to clog air eliminating devices on the boiler. Took pictures for a replacement quote.

Water Heater Repairs: Arrived at the client’s home after they reported their water heater was no longer producing hot water. Inspected the unit and found a failed thermocouple preventing the burner from staying lit. Removed the faulty thermocouple, installed a new one, and cleaned the burner assembly for proper ignition. Relit the pilot and tested the system to confirm consistent heating and stable operation. Hot water has now been restored, and the water heater is functioning correctly for our valued client.

Heating Repair: Arrived at the client’s home after they reported that the furnace fan continued running even when the system was not calling for heat. Inspected the control board, thermostat settings, and fan relay. Found a stuck fan relay on the control board that was keeping the blower motor energized at all times. Replaced the faulty relay, reset the system, and tested operation. Confirmed that the fan now cycles on and off correctly with heating demand.

After getting customer authorization we replaced the oil pump. Recommend replacing the chamber in the future.

Recommend having a chimney person clean the chimney. Also found the water heater is from either 2010 or 2012. Electric water heaters are typically replaced after 10-12 years. Recommend replacing the water heater before any leaks happen. 50 gallon electric.

Checked the gas pressures. The middle unit(office), the blower was cycling on and off several times after turning the power back on. Checked the wires and connections. Reconnected the plug going into the gas relay board. After doing that the system started to work properly. There is a brown spot on the board next to a couple of resistors, if the problem occurs again, recommend replacing the board.

When arrived, the pressure in the boiler was at 20 psi. The customer mentioned that when the boiler is on, water starts coming out of the pressure relief valve. Found the Extrol (expansion) tank is full, and the circulator pump is making noise. When the pump is on, it is not spinning at full speed to push the water to the 2nd fl. The Extrol tank and circulator pump need to be replaced. The Extrol tank needs to be moved to a different location, due to the tank is currently upside down and not accessible.
