Turn system on to check operation prior to shutting system down and cleaning both indoor units. Remove covers, chemically washed Evaporator coils and blower wheel. Washed covers and filters. Put everything back together and started system. Checked in heating and cooling. 120°F in heating and 47°F in cooling. System is operating properly.

Performed an ac maintenance. Air handler is extremely difficult to get to in the attic. Blew out the drain and tested with water. No issues. Tested ac system. Outside temp was 55*f. Inside was 65*f. The capacitor in the condenser is bad. Customer approved replacement. No other issues found.

Brushed and vacuumed soot and debris from heat exchanger and flue pipe. Checked electrical connections and safeties. Replaced the nozzle, filter, and strainer. Preformed a combustion test on unit, unit is running at 8.5%O2 , 17ppm CO, with zero smoke. During maintenance noticed that the auto feed and back flow preventer are in rough shape and have corrosion build up, recommend replaced auto feed and back flow in the near future. Price for repair has been quoted and emailed with the invoice for today.

Performed two heating maintenance. The customer has 2 boiler. Changed both nozzles, filters, and strainers. Adjusted electrodes. Inspected electrical. Cleaned both heat exchangers and flue pipes recommend a chimney cleaning on the in-law house. Bled oil lines. Started and tested. Combustion tests. Both units were under 40ppm and both were running at 84% efficiency. No issues found. No smoke on the smoke Tests.

Checked electrical connections and safeties. Inspected the humidifier pad, humidifier pad is in good condition. Inspected air filter, air filter is in good condition. Took measurements of the gas pressure coming from the gas valve, gas pressure is 1.67” w.c. Performed a combustion test on unit, unit is running at 10.8% O2, with 19ppm CO.

I was able to blow out the drain line with my co 2 gun but a T should be installed in the future for other technicians. Other than that everything was operating properly

Upon arrival valved off the old water heater. Drained old water heater and removed it as well as the old pan. Installed new water heater and pan, filled the water heater, and then bled the air from the domestic lines. Tested operation of water heater. Unit is functioning properly

Customer had stated that they were finding water on and around the burner. They said they have been having this issue for a few years now off and on and had other companies come out. What I found was the gas pressure was set to 2.25”wc and w1 and w2 were jumped together. I adjusted the gas pressure to 3.15”wc and performed a combustion test. It was running at 15ppm after I adjusted the pressure. I also found the drain hose going into the condensate pump was too long and was almost touching the bottom of the pump which can result in drainage issues. It back the hose to where it only sticks in th pump about a half inch. Also found the flue pipe terminations were wrong. I had to repipe the exhaust termination so it was far enough away from the intake which could have resulted in moisture getting pulled into the intake prior. Added screens to the terminations. Also found the exhaust pipe was not properly seated into the inducer elbow witch was causing a water leak. Redid the connectio

Upon arrival noticed indirect had power incoming and had no display or output indicating control module was bad. Replaced bad control with new one and turned power back on to indirect. Unit started up, displayed the water temp and started circulating water properly. Unit is working properly had to replace condensate pump due to motor failing. Tested condensate pump to ensure properly working.

Upon arrival noticed sediment and debris buildup inside of condensate line leading from condensate pump to the sink. This is caused by sediment in the water as well as dirt, dust and other particulates from the humidifier. After conferring with customer, decided to chemically rinse condensate line with anti microbial cleaner and to replace condensate line in spring/summer time when majority of construction is finished inside the house so the new line would not experience the same problem. Flushed condensate line and inspected to insure there are no obstructions.
