Upon arrival unit was on but it was off on reset. Checked oil flow and had good flow. Checked oil filter and strainer and both were good. Checked nozzle and saw it was dripping and had some carbon buildup beneath it. Replaced nozzle and started unit. Had a large puff back due to a large amount of unburnt oil in the firing chamber. Cycled unit on and off multiple times to burn residual oil and then started the unit. Preformed combustion and smoke tests. Unit is working properly. 7.7%o2 50ppm co 0 smoke

Heating Service & Boiler Repair - Brushed and vacuumed flu pipe and heat exchanger, Replaced oil filter, nozzle, and strainer, Checked all electrical connections and safeties, Performed combustion and smoke tests, 8.0%o2 21ppm co 0 smoke While preforming the maintenance found that the boiler had leaked internally in the past and had caused corrosion and a partial blockage of one of the sections of the boiler. Showed customer the corrosion and recommended replacing the boiler sometime in the near future.

Upon arrival unit was on but not currently running. Customer had stated the reset light was coming on and when the reset button was pushed the unit would fire up and run with no problem. Checked oil flow and had good flow. Checked igniter and had good spark. Checked nozzle and found the nozzle spray pattern was off and it had been dripping for some time causing slight carbon buildup inside the blast tube. Replaced nozzle and started and tested unit. Cycled unit on and off multiple times. Unit is operating properly 7.2%o2 31ppm co 0 smoke

Performed a heating p.m. on a oil steam boiler. Replaced oil filter nozzle and strainer. Brushed and vacuumed the boiler. Could not open the front clean out door going into the chamber, Due to the bolt being seized and rusted, did not want to break the bolt. Also could not loosen the bolts for the burner flange plate. Cleaned out the chamber through the burner blast tube period started and performed a combustion test, 5.9% O2, 27 ppm CO, zero smoke. System is operating properly. Check safeties. Recommend having the chimney cleaned by a chimney company. There is debris in the chimney from the floor to 3 inches below the flue pipe penetration in the chimney.

Removed 14” pipe from return side of furnace and installed a new 16x25 return box with a built in filter rack. Attached new 14” flex to return box and attached it to the existing return boot. Removed sections of 10” hard pipe and ran new pipe in its place to reduce the length of flex on the individual runs, and to remove kinked sections of flex. Also removed supply grill and installed a new 8x8x6 supply boot and reinstalled the supply grill. Turned system on to test everything. the noise level of the return has been drastically reduced, and the far runs are now getting adequate air flow.

Performed a heating maintenance. Changed the nozzle filter and strainer. Cleaned the heat exchanger and flue pipe. Bled the oil line. Adjusted the electrodes and the oil pump pressure. The pump pressure was at 100. Set it to 140. Combustion test was 44ppm at 6.7% o2. No smoke. Changed 2 16x20x1 filters

Brushed and vacuumed all dirt and debris from burner cabinet. Checked electrical connections and safeties. Checked gas pressure coming out of gas regulator, gas pressure is 1.98” w.c. Performed a combustion test on unit. Unit is running at 5.7%O2, 25ppm CO.

Customer had attempted to do a maintenance on the furnace. When he put the oil pump supply line back onto the j tube, it was put on crooked and messed up the flare. I was able to cut the flare off and reflare it with my flaring tool. Reattached and found no other oils leaks. Performed a combustion test. System was running at 2.7% o2 and 23ppm.

Upon arrival inspected condition of oil tank. Tank does have some rust spots starting to form on the bottom of the tank opposite the filter canister but is not actively leaking. There is no indication that the tank will start to leak soon. Oil spot on the floor is from runoff and/or possible overfill in the past similar to the stains on the top of the oil tank and are of no concern. Recommend yearly service to ensure tank and furnace maintain good condition.

found the condenser above front doorway was vibrating on concrete pad causing excessive noise. installed rubber isolation pads underneath condenser to minimize vibration and noise. system is operating properly

Upon arrival the unit was running. Checked electrical compartment and found all wiring to be intact. Customer stated they hear a clicking noise which was the contactor pulling in when there is a call for ac. Demonstrated contactor pulling in for customer to show the noise is normal during operation. Customer also stated unit is running for prolonged periods of time. Upon investigation found the air filter was plugged, limiting the units cooling capacity. Replaced 16x25x1 air filter. Also found the ductwork in the basement is not insulated and is undersized for the size of each room. With the ductwork not insulated cold air is leaking into the basement and the ductwork is sweating from the temp difference between the basement and the air flowing in the ductwork. Recommend redoing the ductwork to each room to improve supply airflow and also recommend insulating ductwork. Unit is functioning properly.

Upon arrival unit was running with no clicking. Inspected condenser and found a mouse had made a small nest in the electrical compartment and had chewed up the thermostat wire. This was causing the contactor to pull in and release which was the clicking noise the customer heard. Repaired wires in electrical compartment and removed debris from mouse nest. Tested electrical components to see if mice had damaged other components. Unit is working properly.

Upon arrival I found the air filter was completely clogged. Filter size is 16x25x1. Replaced the filter. Found the refrigerant levels were low. we are unable to add more than 2lbs of r-22 refrigerant due to the supply’s being so low. Unit is r-22 refrigerant. R-22 is $185 a pound. System has a very small leak somewhere. Need to add uv dye aswell which is $145. Adding the uv dye will allow us to potentially find the leak and see if it is fixable or not. If it is not fixable then the system will need to be replaced. Customer wanted to talk to the landlord to see which option to go with. We offer free quotes and financing is available with 0% interest. Customer bought one extra filter from us. I turned the disconnect for the condenser off.

Recommend replacing oil line in future. Also noticed upon arrival oil canister was leaking from a gasket and oil had gotten underground tiles near oil tank.

Apon arrival the ac was cooling the house but it felt damp. Through our diag we found that the air filter was plugged and the evap coil was a little dirty. Replaced filter 16x25x1. We were able to vacuum off the evap coil with a brush attachment. At the condenser we rinsed it and checked charge. We added 4 lbs of 410a to bring the sub cooling from 0 out of 13 to 14 out of 13 which is acceptable for the unit. Andrew c

Replaced the aquastat for the water heater. The control was factory set to 120*f. I took serval temperature readings for sinks and I had 140*f water coming out. I set it to 100*f and I then had an average of 120*f coming out of the sinks. Customer had mentioned that they hear a bang when the furnace shuts off. I inspected the transformer and tested the spark. The spark seems ok. The furnace went through multiple cycles while I was here and I didn’t hear or see anything wrong. The transformer may need to be replaced in the future. Performed a combustion test on the furnace.
